Selling conditions of the Kuban Apartments

  1. EURO 1000 (one thousand) Ė fee for reservation of the realty, where the SELLER undertakes not to offer the said realty for a period of half of month to any third parties. Should however upon expiry of one month from the payment date of the said reservation fee,† the BUYER shall fail to execute a preliminary agreement, the BUYER shall not be entitled on reimbursement† for the said amount of EURO† 1000 (one thousand) and the said money shall be kept by the SELLER.
  1. Legal adviser services are offered by the SELLERís company SBMD Ltd. Legal adviser fee is EURO 500 and is to be paid by the BUYER.
  1. The Buyer is offered the following payment plans:

    Option 1
  • advance of 1000 Euros when signing the preliminary contract
  • 50% of the cost within 15 days
  • 50% of the cost over the next 45 days (minus the advance payment 1000 euros)

    3% discount on basic cost of a one-time payment
  • Option 2

  • advance of 1000 Euros when signing the preliminary contract
  • 50% of the cost within 15 days
  • 50% of the cost till 31/12/2011, (minus the advance payment 1000 euros)

  • Without Discount

    Option 3

  • advance of 1000 Euros when signing the preliminary contract
  • 50% of the cost within 15 days
  • 25% of the cost till 30/10/2011
  • 25% of the cost till 30/10/2012, (minus the advance payment 1000 euros)

    The cost of apartments increased by the interest rate of 8% of the unpaid, accrued monthly and paid at the time of payment of principal of the debt.

    Perhaps an early repayment of the unpaid price of the apartment, no interest for the unexpired term.
  • Option: an individual approach to each buyer.

  1. Apartments Management:
  • 9 EURO (nine) , VAT inclusive, per square meter† for the total area for one year.
  • 8 EURO (eight) per square meter, VAT inclusive, for advance payment of the said fee for contract validity of 3 years.
  • 7 EURO (seven) per square meter, VAT inclusive, - for advance payment of the said fee for contract validity of 5 years.
  • The management fee can be reconsidered in connection to the inflation level.

    The Management services include:

    - information services
    - public areas cleaning and maintenance
    - security guard

    Additionally is to be paid:

    - insurance
    - electricity and water
    - additional services
    - inhabited house duty and local taxes
  1. Apartment Furnishing

  2. The apartmentís furnishing is made according to the offered variations.
    On request the BUYER shall be supplied with detailed information for contacting the furnishing master for any further finishing works and luxurious improvements.

  1. Additional services for the owners of the apartments:
  • Free use of the swimming pools, water slides on the Aquapark, sunbeds
  • 50% discount for SPA centre
